The purpose of these General Terms and Conditions of Sale (hereinafter “GTC”) is to define the terms and conditions under which services are offered and provided.
These terms apply to all services offered by the Facility, whether for business or personal stays, unless otherwise agreed upon in writing.
Any reservation implies the Customer’s full and unconditional acceptance of these Terms and Conditions.
Article 1 – Identification of the Operator
These General Terms and Conditions of Sale (hereinafter “GTC”) govern the contractual relationship between:
SARL DOMAINE DU FIEF DES ÉPOISSES, a limited liability company, registered with the Melun Commercial Register under number 985 251 982, with its principal place of business located at Ferme de Bailly, 77720 Saint-Méry, hereinafter referred to as “the Facility,”
And any individual or entity making a reservation (hereinafter “the Customer”).
Any reservation implies full and unconditional acceptance of these Terms and Conditions.
Article 2 – Scope of Services
The property offers a high-end hospitality experience in a distinctive tourist residence, featuring:
- Stays in elegant and comfortable rooms,
- Breakfast service, served in your room or in the restaurant,
- On-site dining options,
- A bar area reserved for customers, accessible during regular business hours,
- Spaces designed to host seminars, business meetings, corporate events, and private events.
These services can be offered individually or as part of package deals.
Certain services, including group stays, private bookings, or events, may be subject to special terms and conditions or specific contracts that supplement or supersede these General Terms and Conditions of Sale.
Article 3 – Accessibility
The facility expressly states that the site is not accessible to people with limited mobility (PLM) due to architectural constraints. No rooms that meet accessibility standards are available.
Article 4 – Reservation
The reservation becomes firm and final after:
- Written confirmation from the institution;
- Providing a valid credit card;
- If applicable, payment of a deposit or prepayment.
The facility reserves the right to refuse any reservation in the event of a history of nonpayment or inappropriate behavior.
Article 5 – Rates
Prices are listed in euros, including all taxes (TTC), as well as the tourist tax.
The applicable rates are those in effect on the date of the reservation.
Any additional services used on site will be billed separately.
Article 6 – Payment Terms
Full payment for the stay is due no later than the day of arrival, unless otherwise specified.
We accept the following forms of payment: credit card, bank transfer, and cash within legal limits.
In the event of a no-show, the first night will be charged.
Article 7 – Bank Pre-Authorization
The property may place a pre-authorization hold on your credit card at the time of booking or upon arrival.
This pre-authorization serves as a guarantee covering:
- The estimated cost of the trip;
- Additional services;
- Any costs associated with damage.
It does not result in an immediate charge.
Article 8 – Security Deposit
A security deposit of 300 euros per room is required upon arrival.
This filing may take the form of:
- A bank pre-authorization;
- Or a temporary freeze on funds.
In particular, it covers:
- Property damage attributable to the Customer;
- The costs of any special cleaning that may be necessary;
- Unpaid bills.
The security deposit will be refunded within a maximum of 7 days after checkout, provided that no damage or outstanding balance is found.
In the event of damage, only the amount corresponding to the actual loss will be withheld, upon presentation of supporting documentation.
Article 9 – Cancellation Policy
9.1 Standard Reservations
Cancellations are free of charge up to 72 hours before arrival. After that, the first night will be charged.
9.2 Non-refundable Offers
Promotional offers are non-changeable and non-refundable. The full amount for the stay is due at the time of booking.
Article 10 – Check-in and Check-out
Rooms are available starting at 4:00 p.m. They must be vacated by 11:00 a.m. at the latest. Any unauthorized late check-out may result in a charge for an additional night.
Article 11 – Use of the Premises – Eviction
The Guest agrees to behave in a manner that shows respect for the premises, the staff, and other guests.
The following are strictly prohibited:
- Excessive noise pollution;
- Behavior that is violent or contrary to public decency;
- Intentional damage;
- Any illegal activity.
In the event of a serious breach of contractual obligations or the house rules, management may terminate the guest’s stay early.
This termination shall take effect immediately, without compensation to the Customer, when the seriousness of the circumstances warrants it.
Payment is still due for services used.
The Institution reserves the right to seek compensation for any damages incurred.
Article 12 – Animals
Pets are not allowed on the premises.
Any violation may result in:
- Denial of access;
- Cancellation of the trip without a refund;
- Charging for cleaning or restoration costs.
Article 13 – Liability
The Institution shall not be held liable in the event that:
- Theft, loss, or damage to personal belongings in the rooms or common areas, unless the guest is proven to be at fault;
- Force majeure as defined in Article 1218 of the Civil Code;
- Failure attributable to a third party.
The Institution may be held liable only in the event of proven negligence.
Any limitation of liability clause does not apply:
- In the event of bodily injury;
- In the event of gross negligence or willful misconduct;
- When the law provides otherwise.
Article 14 – Personal Data
Personal data is collected for the purpose of managing reservations and is processed in accordance with the GDPR. The Customer has the right to access, correct, and delete this data upon written request.
Article 15 – Mediation
In accordance with the provisions of the Consumer Code regarding mediation in consumer disputes, the consumer may, after submitting a written complaint to the business that has not received a satisfactory response within 60 days, or in response to an unsatisfactory reply, file a complaint free of charge with the appropriate consumer mediator.
The Consumer Ombudsman designated to handle disputes in the lodging, tourism, and travel sectors is:

A case may be referred to the Ombudsman only if the dispute has not already been reviewed by another ombudsman or by a court.
The Customer has one year from the date of filing a written complaint with the Institution to refer the matter to the Ombudsman.
Article 16 – Governing Law
These Terms and Conditions are governed by French law.
In the event of a dispute with a consumer-customer, jurisdiction is assigned to the courts with territorial jurisdiction in accordance with the rules of the Code of Civil Procedure.
For business customers, exclusive jurisdiction is assigned to the courts within the jurisdiction of the registered office of SARL DOMAINE DU FIEF DES ÉPOISSES.
